Electrical Condition Reports
Reporting on the condition of an electrical installation (the fixed wiring system including consumer unit and lighting and power circuits) will show whether it is damaged or worn out, and whether or not it is safe to use.
Reports are often required when selling or buying a property, after a flood or fire, or at the end of the period recommended in previous electrical certificates or reports. For landlords of rented houses, it is recommended that periodic inspection and testing is carried out at least every five years or at the end of a tenancy, whichever occurs first.
We offer two types of report for a domestic installation:
- Visual inspection report
- Electrical installation condition report (EICR)
The first, and cheaper report, is a visual inspection only and includes no testing. It is generally only suitable if the installation has been tested in the last few years and where previously satisfactory results were properly recorded for reference. It can also be used to give an indication of the age and suitability of the electrical installation for further use and/or modification.
An EICR is a more comprehensive report involving a degree of testing which will give you more information about the condition of the electrical installation and will help to highlight the presence of damage to cables and joints hidden from normal view. The cost, from £120 upwards, depends on the size of the property and previous evidence & reports of testing.
